THE PURCHASE PROCESS

1. SELECT PROPERTY

When you have found a property that meets your investment criteria you can:

  • Request a callback– If you would like to speak with the team at Momentum Realty about a particular property, please Request a callback via the property listing, one of the property team will then call you to talk about the property, or
  • Request a hold  – If you find a property that looks like ‘The One’, you can Request a hold via the property listing. One of the property team will then call you to talk you through the next steps. As a guide, an obligation-free HOLD can be made for 24 – 48 hours before it is either secured with a Conditional Offer or released back to the market.

2. CONDITIONAL OFFER

When you have selected a property you’d like to take a closer look at, we will send you the sale and purchase agreement to sign and return. Once countersigned and dated by the vendor, the executed agreement is sent to your lawyer, mortgage adviser and enable.me coach. The property is now secured for you but you retain the right to cancel.

3. DUE DILIGENCE

Together with your lawyer, mortgage adviser, and enable.me coach, you will complete your due diligence on the property over the next 2-3 weeks. This includes getting your solicitor’s approval, suitable lending approved for the purchase and workshopping the financial implications of the investment with your enable.me coach.

4. UNCONDITIONAL/CONSTRUCTION

Once you have decided you are happy to proceed with the purchase, you confirm that the purchasers’ conditions have been met (via your lawyer) and pay the required deposit, usually 10%, to the vendor’s solicitor’s trust bank account (where it remains, secure until settlement) 

If the property is sold off-the-plan, we will keep you updated throughout the construction of your property.

5. SETTLEMENT/COMPLETION

Once your property is nearing completion, we can introduce you to some key third party contacts such as a building inspector, chattel valuer, property manager and insurance adviser (as required) to assist with a seamless and successful settlement of your investment property.
